BUYER TIPS:

If you’re looking to buy your dream home or invest in Real Estate you have come to the right place.  Here are some helpful tips to guide you through the decision making process:

TIP ONE:  FINANCING

Get in touch with a lending institution. Whether you choose a local bank, credit union, or mortgage company, you need to obtain a letter of pre-qualification to see what price range is going to be comfortable for your budget.

Required Information:

  • Social Security Number
  • Driver’s License Number
  • Last 2 years Income Tax Return

Different lenders have different requirements and information needed, but this will help get you started with your chosen lender.

TIP TWO:  LOCATION

Now is the time to decide where you will want to live and make memories. This decision can be difficult but fun.  Keep in mind the most important aspects of neighborhoods/areas:  school district, proximity to work, convenience of shopping and accessibility to major thoroughfares. Drive through a few neighborhoods where you would like to live and see what looks appealing to you. Take notes of your favorite streets.

TIP THREE:  CALL US

The first two steps are important but this one is the most important. Make an appointment to meet with one of our sales agents.  Locating the perfect home can be overwhelming, but our highly experienced agents can help guide you through the process and make it fun and easy. 

We have access to several websites including the local multiple listing service.  This listing database allows you to view pictures and gives information for making the search much easier.  Our office is equipped with state of the art technology.  We have a private conference room with a large screen television allowing you to view properties and comfortably discuss your options.  You can then sort, view, discuss & eliminate choices further saving yourself the time of driving to every potential option. 

TIP FOUR:  MAKE AN OFFER

We’ve found your perfect property…now it’s time to make an offer. Your pre-qualification letter comes in handy at this point.  When we submit your offer to the seller we will include this letter further speeding up the process by letting the seller(s) know you qualify, are serious and have made every effort to move forward to a closing. An earnest money check (per the contract/offer) is written by you to the title company specified in the contract and immediately deposited by that title company and held in escrow until the closing.

TIP FIVE:  OFFER ACCEPTED

Once your offer is accepted you have an “option period.” This allows time for the home to be inspected by a licensed home inspector, pest inspector, and, in some cases, a septic inspector of your choice. You also use this time to communicate with your insurance company about the upcoming purchase.  The lender will require an insurance binder before closing to show that you will have the property insured at the date of closing.  Also at this time, if the inspector(s) require any repairs/replacements, you can request those requirements from the seller(s).   

TIP SIX:  CLOSING

A closing date is set at the time the contract is accepted and receipted by the title company in step 4. Sometimes the date is moved to a sooner/later date depending on how quickly documents are prepared and the lender has all the information from you. Each contract can vary depending on Buyer/Seller, lender, and/or title company needs.

TIP SEVEN:  TIEING UP “LOOSE ENDS”
